What We Are Called In For

Two disciplines, and the ads point at both. Exterior work on standing buildings, and commercial construction inside them.

01

Building Restoration

Exterior work on standing buildings, from a failing parapet to a full facade. This is the work that keeps a building compliant and keeps water out of it.

  • Facade repairBrick, block and stone, repointing through rebuilds
  • Local Law 11 inspectionsFISP cycle filings and the repairs they call for
  • Brownstone restorationHistoric exteriors, matched to what is there
  • Balcony restorationSlabs, railings and the waterproofing under them
  • Decorative stoneReplacement and patching to match the original profile
  • WaterproofingMembranes, flashing and sealant at every detail

02

Commercial Construction

Buildouts and interiors for commercial and healthcare tenants, run as one contract from planning through the final punch list.

  • Commercial buildoutsTenant fit-outs on occupied and vacant floors
  • Interior constructionPartitions, ceilings, flooring and finishes
  • Structural workSteel and concrete, sequenced around the existing structure
  • FoundationsExcavation, forming and pours
  • RoofingFlat and low-slope roofs, including tear-off and replacement
  • FramingSteel and timber framing for new and altered structures

03

New Construction

Ground-up commercial buildings, from the excavation to the final punch list. Our own crews perform the foundations, the structural steel, the concrete and the framing, which on a ground-up job is most of the critical path.

  1. 01

    Site Work and Excavation

Protection, excavation and the ground the structure sits on, sequenced around whatever is standing either side of the lot.

  2. 02

    Foundations

Forming, reinforcement and pours, set out against the drawings and inspected before anything is covered up.

  3. 03

    Structure

Structural steel and concrete, put up by our own crews so the frame is not waiting on somebody else’s schedule.

  4. 04

    Framing and Envelope

Framing, roofing and the waterproofing that closes the building in, which is the point the interior trades can start.

  5. 05

    Interiors and Close-Out

Partitions, ceilings, flooring and finishes, through inspection and the punch list to handover.

04

Our Own Crews Do the Structural Work

Most general contractors subcontract the structure and coordinate it. We perform it, which is why property managers keep handing us the next building.

One Point of Responsibility

Trades that need a separate licence are performed by licensed partners we bring in, and we stay accountable for their work. You get one contract, one schedule and one company to call, rather than coordinating a list of numbers yourself.

Buildings We Have Worked On

Four of them, with the addresses, because a photograph of a building you can go and look at is worth more than an adjective.

How a Job Starts

Nobody prices commercial restoration down a phone line. Here is the actual sequence, and what you have in writing at the end of it.

  1. 01

You Call or Send the Form

Reach the office on 718-690-1361 during business hours, or send the form at any time. Tell us the building and what is happening to it.

  2. 02

    We Walk the Building

Somebody comes out and looks at the actual condition. Commercial restoration cannot be priced down a phone line, and anyone who tries is guessing.

  3. 03

You Get the Scope in Writing

A written scope and estimate covering what needs doing, in what order, and what it costs. If a compliance cycle sets the deadline, that is in there too.

What the Written Scope Covers

  • Condition found
  • Work required, in sequence
  • Access and tenant protection
  • Cost
  • Filing deadline, where one applies

Blank because those lines get filled in against your building, on the walk-through, and not before.

Got a Facade Report in Front of You?

Read out the conditions and we will tell you what the work involves. If it is ours to do, we book the walk-through on the same call.

Frequently Asked Questions

WHAT KINDS OF BUILDINGS DO YOU WORK ON?

Commercial buildings. Apartment and mixed-use buildings, offices, retail, and premises for healthcare and institutional tenants. We do not work on private houses.

DO YOU HANDLE LOCAL LAW 11 AND FISP WORK?

Yes. That covers the facade inspection cycle itself and the repairs a report calls for, including parapets, lintels, balconies and the waterproofing behind them.

WHICH AREAS DO YOU COVER?

We work across New York, New Jersey and Pennsylvania, and most of our work sits in Queens, Brooklyn, Manhattan and Long Island. If your building is outside that, call and ask rather than assuming.

WHICH TRADES DO YOUR OWN CREWS PERFORM?

Foundations, structural steel, concrete, roofing, framing and interiors are performed by our own crews. Trades that need a separate licence are performed by licensed partners we bring in and remain accountable for.

CAN YOU WORK IN AN OCCUPIED BUILDING?

Yes, and most of our restoration work is. Sequencing, protection and access get planned around the tenants before anything starts, and that planning is part of the scope you sign off.

ARE YOU LICENSED AND INSURED?

Yes. We are licensed and insured across New York City and Long Island, and bonded and insured up to $6 million. Certificates go over before a contract is signed.

HOW SOON CAN SOMEBODY LOOK AT MY BUILDING?

Call the office on 718-690-1361 and we will book the walk-through. If a filing deadline is driving it, say so on the call and we will work to that date.

Send Us theBuilding

Call the office and speak to somebody who has been on a scaffold, or send the form and we will come and look.
